Letting Your Property With Staves Estate Agents

All of this is offered at very competitive rates.
We offer both a let only and a managed service, your decision depends on whether you wish to remain in charge of rent collection and property inspections, or leave the management of the let entirely to us.
By instructing us to handle the letting of your property we will do the following:
LET ONLY SERVICE
- Eye catching To Let board
- Accompanied viewings
- Internet advertising on Rightmove, Zoopla, Primelocation and Staves
- Brochures with full property details and multiple photos
- Window displays within our prominent high street premises
- Vetting of interested parties
- Preparing the tenancy agreement
- Collecting the first months rent
MANAGED SERVICE
In addition to the Let Only service we will:
- Collect the rent and pay it over to you on the same day by bank transfer
- Obtain meter readings and pass on to the relevant utilities company
- Provide you with an inventory and statement of condition
- Arrange for the bond to be held with the DPS
- Carry out quarterly inspections on the property and advise you of any repairs
- Deal with any maintenance issues and settle invoices from rent received
- Carry out a final inspection report on move out
- Liaise with the tenant prior to the end of their tenancy to minimise void periods
- Agree any dilapidations before releasing the deposit
- Arrange any necessary cleaning and repairs, using the tenants bond

Our Fees
- For our Let Only service we charge £650 per let.
- For our Fully Managed service we charge 12% of the monthly rent with a £395 set up fee (per let).
